Rafizi claims that Izran is being paid rent for several units on the fourth floor of Block L of Solaris Mont Kiara, but the sizes of the units cannot be determined.
His
father and NFC executive chairperson Mohamad Salleh Ismail’s unit on
the same floor is 1,451 sq feet in size and is leased to NFC for
RM8,240.Rafizi said that the office unit is not above the restaurant Meatworks, which is at Block H, as Malaysiakini had previously reported.
Malaysiakini also reported that a real estate agent familiar with the area said that 1,679 sq foot units on Levels one, two and three at Block H can be leased for about RM15,000 in total.
“But if the prevailing rental rate for Block L is RM3 per sq foot, and three floors at Block H is only about RM15,000, then NFC is still likely to be paying too much,” he said when contacted.
Units don’t appear in search
The
units which Rafizi claims Izran owns on Block L do not come up in the
Valuation and Property Services Department (JPPH) search.However, checks with real estate valuers reveal that some properties do not come up in JPPH searches, especially if the titles have not been transferred.
It is understood that the strata titles for the Solaris Mont Kiara project were available for transfer in 2010.
According to a Valuation and Property Services Department search shown to the press by Rafizi yesterday, Izran also owns two ground floor units at Block H.
Clarifying further, Rafizi said these units are used for the Meatworks, which is operated by an NFC associate company, Real Food Company.
However, he does not know how much Izran is charging the Real Food Company for rental of the restaurant premises, as Rafizi is not privy to the associate company’s financial records.
